“Sheer Quality at The Old Rectory”

The best scones and cream on the planet, great rooms, comfortable beds, an idyllic ambience, relaxed atmosphere and great, caring service from hostess Sally and a breakfast fit for a kin. What more could one ask?i simply could not fault it. The Old Rectory thoroughly deserves its five-star reputation.

“Such a treat” (Master Bedroom)

My partner booked two nights at The Old Rectory as a birthday treat. It was wonderful! We stayed in an enormous suite of a room that was simply gorgeous – and spotless. Julie and Michael are such welcoming hosts; on arrival freshly baked homemade scones and tea, then Julie managed to book us a table at excellent nearby restaurant, and in the morning we had the best ever delicious breakfast (do have Julie’s overnight Aga porridge, it’s sooo creamy and comforting). Follow porridge & fruit with Julie’s cooked breakfast and you will never want to leave. Gorgeous place and one we will be returning to soon – it feels so good to be really welcomed and looked after. “Beautiful, relaxing and welcoming”

We had such a fantastic weekend at The Old Rectory. Everything from start to finish was a real treat – from a really warm welcome from Julie to the incredible, locally sourced breakfast and amazing scones. The Old Rectory only has three rooms, which makes it feel extra personal. The gardens are beautiful, with a few hidden benches and corners to while away the hours with a good book! Julie was more than accommodating when it came to breakfast choices and times, as well as giving recommendations for things to do locally.
The beds were comfortable, our room and bathroom were spotlessly clean and was even made up each day.
The Old Rectory is located less than 10 minutes from Southwold and only five minutes walk from Kessingland beach as well as a really good local restaurant, which I’ve forgotten the name of now!
We will definitely return – thank you so much!

“Pure Excellence”

We spent 3 wonderful days and our stay was perfect from the moment we arrived to be greeted by Julie and served a cream tea overlooking their magnificent garden.The breakfast was delightful with a wide choice of food, the special porridge was memorable. There are several restaurants nearby including an excellent fish restaurant within walking distance situated next to an nice quiet interesting beach.

Well recomended!

“Short Break” (Master Bedroom)

A friend and myself stayed at this gorgeous house for five nights in a lovely spacious room . We         were warmly welcomed by Julie and it seemed nothing was too much trouble for her. Great               ambience and atmosphere.She thought of everything, down to homemade scones on arrival and       advising us on excellent local restaurants. Using the delightful summerhouse in the                           spectacular gardens to relax and unwind in.
Breakfast Superb! Best in a long time.I would not hesitate on recommending The Old Rectory and will certainly visit again .

“Wonderful” (Twin/Super king Room)

We had a wonderful two days stay at this beautiful B&B where we received a very warm and             friendly welcome from the owners, Julie and Michael. The visit started with warm scones, jam             and cream in the lovely dining room. Our bedroom was exceptionally comfortable with plenty of         special little “extras” provided: chocolates, biscuits and fruit as well as the usual hospitality tray.         The bathroom was luxurious, as well as being very spacious. The gardens were absolutely                 amazing and Julie gave us several gardening tips too. There was a vast choice of breakfasts             which were cooked to perfection. “The Old Rectory- a little treasure of Southwold” (Master Bedroom)

We stayed here for two nights and were greeted with superb accommodation, wonderful hosts and delicious breakfasts.On arrival we were offered a cream tea accompanied with a choice of hot drinks and shown to our room. To call it a ‘double room’ was an understatement- it was a suite. Quaintly decorated with a separate bathroom, closet and arms chairs to relax in. The room overlooked a two acre garden which was a sight in itself. We picked our breakfast option from a long list and dined in a large and inviting breakfast room; coffee, tea, cereals, fresh fruit, endless amounts of toast- and that’s before the hot option arrived!Julie was incredibly welcoming and could not do enough for us. She told us of local attractions, best places to eat and recommended the bests forms of travel.We thoroughly enjoyed our stay here and I would highly recommend for a short or long stay.Will return hopefully one day 🙂

“A Suffolk gem”(Twin Room)

We wanted to see something of the Suffolk coast and luckily found this gem of a B&B.We were made welcome as soon as we arrived and the room was very comfortable with everything we needed. The complimentary cream tea on arrival was a pleasant surprise. Breakfast was excellent with a wide choice on offer.The location proved just right for exploring the delightful coast and we will certainly come back here again.The Waterfront restaurant in Kessingland was also superb but you need to book in advance to avoid disappointment.

“Lovely B&B”(Master Bedroom)

We recently stayed for 3 nights at The Old Rectory. It’s a lovely old building. The room and bed (master bedroom) were very comfortable and the fruit and chocolates were a lovely touch. Thank you Julie for your very warm and friendly welcome with afternoon tea, also for your excellent breakfasts along with advice of places to visit and booking restaurants for us for dinner. I’m sure in the spring/summer it would be lovely to walk around the gardens, we didn’t get the opportunity as it was extremely cold and wet with snow showers during our stay! We wouldn’t hesitate to stay in this lovely place again if we are visiting the area.

Stayed here for 2 nights,fabulous Georgian place with lovely hosts. We were made to feel very welcome ( cream tea on arrival!) large bedroom with en- suite fantastic cooked breakfast. Highly recommend this place.

“The Old Rectory – Totally Superb B&B!”(Double Bedroom)

The Old Rectory is a delightful Georgian Mansion set in beautiful secluded gardens. On arrival Julie gave us a delicious cream tea which was a lovely welcome. Our room was spacious clean and comfortable with an en-suite. There was plenty of choice for breakfast from cereals and porridge to full cooked – all very tasty. We liked that it was a short walk to the beach. It is peaceful and relaxing to stay here. We would thoroughly recommend it and will be visiting again!

“The Old Rectory – just perfect”(Master Bedroom)

We’ve stayed at The Old Rectory twice in the past 6 months and can thoroughly recommend it. It has a real country house feel, tucked away up a long gravel drive and set in beautiful gardens. The hosts Michael & Julie Lennon were so welcoming, providing those little extra touches that made our stays at The Old Rectory so enjoyable, such as a complimentary cream tea on arrival – delicious!The rooms are large, spotlessly clean and beautifully decorated with big comfy beds, and the dining room is spectacular with a large dining table where guests can sit together and chat over a hearty English breakfast.

“Simply Outstanding”(Master Bedroom)

We have enjoyed the most relaxing weekend at this beautiful bed and breakfast. On arrival we were greeted with the warmest of welcomes from Julie with freshly home made cakes and refreshments.Our room (bedroom 1) was well appointed with a super comfortable king size bed, tea / coffee, fruit and other treats, very welcomed after a long journey. The room was very large and included a seating area and TV, the lovely bay window overlooked the gardens.The en-suite bathroom felt extremely luxurious with plenty of towels and accessories, the rose and rhubarb hand wash was divine!Breakfast consisted of fruit & yogurt, cereals and a comprehensive choice of cooked breakfast to suit any palate. All of the ingredients were locally sourced and cooked to perfection and were supplied with plenty of tea / coffee and toast. This ‘award winning’ breakfast set us up well for the day.Kessingland is has its own beach which is just 10 minutes walk away. We drove to Norwich (about 45 mins) for the day and also spent time in Southwold where we enjoyed the Christmas lights being switched on.Overall, this is a real hidden gem and is well deserving of its 5 Gold Star rating. We can’t wait to return later next year.


Just had a lovely relaxing weekend at the Old Rectory, room lovely, breakfast first class, nothing too much trouble, great advice about booking the restaraunt in the village in advance, best food I have had in a very long time, so good we went twice.Thank you so much Julie for making it a really enjoyable stay, will definitely be back soon.


We had an absolutely lovely stay here. Julie was very accommodating. The room was lovely and big with all the necessary amenities. It is only a short walk to Kessingland beach and is easy to reach Southwold, which is beautiful! We would definitely stay here again!

“Beautiful B&B” (Double Room)

I booked a weekend away here for my partners birthday as it was so close to Southwold. After reading the trip advisor reviews we were definitely not disappointed. We arrived at the old rectory and were greeted by the owner, Julie. She welcomed us and offered a fresh pot of tea and hot scones with jam and cream which went down perfectly after a long day at work and the drive there. The room we stayed in was a lovely big double room with en-suite shower and views over the front garden, the bed was so comfy and the room was kept immaculate with lots of little extra treats. Julie was so friendly and helpful throughout our stay, there was an amazing choice of breakfast which was cooked to perfection and she continuously offered us more. The Rectory and gardens are kept spotless and Julie’s hard work really pays off to make this a 5 star stay. I would definitely recommend and will definitely be returning.
